Guides to help you prepare
General information to help you understand the process. It does not take your personal circumstances into account.
Home ownership in PNG
Owning a home involves more than the purchase price. Plan for ongoing costs such as loan repayments, insurance, maintenance, rates and utilities.
Lenders generally require security over registered land, such as a state lease title. If the property is on customary land, ask us early — additional requirements may apply.
Saving a deposit
A larger deposit can reduce the amount you need to borrow and the interest you pay over time. Lenders set their own minimum deposit requirements.
Some superannuation funds may allow members to access part of their balance towards a home purchase. Check the rules directly with your fund.
Mortgage documentation
Lenders commonly ask for identification, proof of income, bank statements, details of existing debts and property documents.
Self-employed applicants are usually asked for business financial statements and tax records. Keep copies organised and up to date.
Understanding loan repayments
Repayments depend on the loan amount, interest rate, loan term and repayment frequency. A longer term can reduce each repayment but increase the total interest paid.
Interest rates can change over the life of a loan. Allow a buffer in your budget.
Refinancing basics
Refinancing means replacing your current loan with a new one. People refinance to restructure debt, access equity or change loan features.
Consider exit fees, new loan costs and the overall impact before deciding. Refinancing is not always beneficial.
Property financing in PNG
